The expressway will reduce the travel time between Delhi and Jewar Airport to Just 15 Minutes

With the advent of multiple expressways, metro routes, and modes of transportation, the connectivity in Delhi-NCR is drastically developing. These developments have substantially reduced the amount of time spent in commuting. The new 31-km long Faridabad-Jewar Expressway is leading these developments, connecting Ballabhgarh to Jewar Airport in 15 minutes. Currently, it takes about 2 hours to cover this distance. As per the National Highway Authority of India, the new six-lane expressway will shorten the distance from 90 km to 31 km. The development of this Rs 2,414.67 crore project has already started and is expected to be completed by June 2025.

The proposed 31.425-km long expressway will start from the link road junction on the Delhi-Mumbai Expressway near Sector 65 in Faridabad, connecting the Jewar Airport directly. About 22 km of the line will be in Haryana, while the remaining 9 km will be in Uttar Pradesh. It will start from Dayanatpur (near Jewar) and connect villages like Bahpur, Kalan, and Mohana in Haryana via Vallabhnagar, Karauli Bangar, Farida Bangar, Amarpur, and Jhuppa in Uttar Pradesh. The expressway will ease the accessibility for those who travel from Delhi to Noida- Greater Noida and Faridabad daily.

Furthermore, the expressway is anticipated to boost the real estate market in the region. Once completed, according to developers, the real estate prices in the nearby villages and other areas will increase by up to 40 per cent, benefiting the investors and buyers in the region.

Manoj Gaur, president of CREDAI-NCR, CMD Gaurs Group, said, “The new expressway will further improve connectivity between Noida International Airport and Delhi. Moreover, there has been a demand for a new expressway on this route for a long time. Many large residential projects are also being constructed here. Under such conditions, the new expressway will open the door of new opportunities for builders, buyers, and investors, bringing a boom in the real estate market.”

According to reports, it will also connect the Delhi-Mumbai Highway, Yamuna Expressway, Kundli Ghaziabad Palwal (Eastern Peripheral Expressway), and Kundli, Manesar, and Palwal (Western Peripheral Expressway), contributing to increased economic growth in the region.

Mohit Goel, managing director of Omaxe Group, said, “The construction of the Faridabad-Jewar Expressway and its connection to Noida International Airport will benefit the people in the region. It will also connect to the Mumbai-Vadodara Expressway and enhance accessibility. With better connectivity, strong infrastructure, and important facilities, it will become a highly sought-after real estate destination, leading to new projects being initiated here.”

Hence, more people will be drawn to Noida, Greater Noida, and Delhi, enhancing the appeal and value of these areas, leading to a positive development for the real estate industry, he added.

Uddhav Poddar, Managing Director of Bhumika Group, said, “The new expressway, directly connecting to Noida International Airport and linking with the Mumbai-Vadodara Expressway as well as other nearby expressways, will significantly boost property demand in the area. This development will substantially increase property prices and promote organized growth, transforming the region into a major real estate hub.”

Additionally, the new expressway will alleviate traffic congestion on the Noida-Greater Noida Expressway, enhancing overall connectivity and accessibility, he added.

Pawan Sharma, managing director of Trisol Red, said, “With its direct link to Noida International Airport and connection to the Mumbai-Vadodara Expressway, we can anticipate a rising demand for real estate properties in the area. This increased demand will drive rapid price increases for both residential and commercial properties. Investors will likely see excellent returns, and the commencement of new projects will further accelerate the area’s development, making it a thriving hub for real estate growth.”

The Noida airport, coming up in the Jewar area of Gautam Buddh Nagar district adjoining Delhi, will get direct metro, high-speed rapid rail and road connectivity. According to reports, the Noida airport is likely to start operations in October.
